  1. 01·Plan

    Start with the development.

Harbour View gets its record before a sod is turned: one of 38 development types, its developer, builder and architect, its approvals and dates, and each townhouse as a unit of its own. Build stage and sales phase are tracked apart, so planning never waits on marketing.

    • 38 development types
    • Build stage and sales phase
    • A record for every unit

Ask QWhat’s due on Harbour View this week?

    Runs on Projects

  2. 02·Map

Put the site on the map.

With the Spatial pack, upload the site plan as GeoJSON, KML, a Shapefile or a GeoPackage, and draw the boundary, easements, setbacks and zones on the development’s map. Embed it on your site with a link you can revoke.

    • Your own GIS files
    • Boundary, easements and zones
    • Revocable map embeds

Ask QWhat layers are on the Harbour View site?

    Runs on Spatial

  3. 03·Build

Build it with every check on record.

A works project runs the build against the development and its units, with milestones on the schedule. Each stage is inspected from 44 new-build checks, and anything that fails becomes a defect with an owner, a photo and a re-inspection.

    • 44 new-build inspections
    • Defects raised from inspections
    • Milestones on the schedule

Ask QWhich tasks on Harbour View are overdue?

    Runs on Projects

  4. 04·Sell

Publish it when you are ready.

Developments stay private until you publish them. Then Harbour View appears on your own site and on Collection with every unit’s floor, aspect, view and price, the unit types and the price history. Enquiries come back and open deals on the unit.

    • Private until published
    • Your site and Collection
    • Enquiries open deals

Ask QWho enquired about Harbour View this week?

    Runs on Websites

  5. 05·Decide

Buyers sign off without an account.

Selections, variations and design sign-offs go to the buyer as decisions. They approve, reject or defer from a link in an email, and the answer is filed on the record with its history.

    • Selections and variations
    • Approved from an email link
    • Every answer on record

    Runs on Projects

  6. 06·Hand over

Hand over with nothing left open.

The handover checklist fills itself in as defects close, inspections pass, contracts close and documents arrive, and the keys, certificates and the buyer’s acknowledgement are ticked off beside them. Required items left open hold the handover back.

    • A checklist that fills itself in
    • Keys and certificates
    • Nothing open at handover

    Runs on Projects

  7. 07·Resell

    Years later, it sells again.

When the owners sell through an agency, the property’s record is still there: its past sales, price movements, costs and valuations. The agency lists it to the portals, and the offers and commission run on a new deal.

    • Past sales and price movements
    • Listed to the portals
    • A new deal, the same property

Ask QWhat has Townhouse 12 sold for before?

    Runs on Sales CRM

  8. 08·Let

    Then it is let.

The new owners let it. The rental listing carries the lease term, furnishing, pets, bills and deposit, the landlord and tenant sit on the record, and viewings are booked and reminded like any other.

    • Rental terms on the listing
    • Landlord and tenant on record
    • Viewings booked and reminded

Ask QBook a viewing at Townhouse 12 on Saturday

Your property business, a question away.

Q is the AI inside Route Royal. It works on the same tasks, buyers, bookings and deals your team does, from the build to the sale.

  • Works as the person asking, within their permissions
  • Asks before it changes or sends anything
  • Drafts for you to check before anything goes out

Prefer Claude or ChatGPT?

Questions

What property businesses ask us

Is Route Royal for agencies or for developers?

Both, on the same platform. Agencies list, sell and let; developers plan, build, sell and hand over. An agency can also run a developer’s stock through a service grant, so the two can work on the same records.

Where do developments and listings get published?

Developments go to your own site and to Collection once you publish them. Listings, including the listings for individual units, go to your site, Collection and the portals you hold accounts with: realestate.com.au, Domain, Rightmove, Zoopla, OnTheMarket, Trade Me, ImmobilienScout24 and Zillow.

Can buyers queue for a unit?

Yes. Put a waitlist on a unit or a development and order it first come, by priority, by ballot or a mix. On Collection, buyers can join a unit’s waitlist, with an ID check first if you want one, and make an offer. Reservations and deposits are not taken in Route Royal.

Does it run the build as well as the sales?

Yes. A works project runs against the development and its units, with milestones, 50 inspection types including 44 new-build stage checks, defects raised from inspections, RFIs, decisions, procurement and costs, and handovers whose checklists fill themselves in.

Can an agency manage a developer’s stock?

Yes. The developer approves a service grant, and the agency works on the developer’s records from its own account, with only the permissions the grant gives, until it expires or is revoked.

Does it handle rentals and property management?

You can list rentals with their lease terms, and keep landlords and tenants on the record. Rent collection, trust accounting, bonds, owner statements and maintenance requests are not part of Route Royal, so keep your property management software for those.

Can I show buyers a map of the site?

With the Spatial pack. Upload your own site plans and layers, draw the boundary and constraints, and embed a map of the development on your site with a link you can limit, expire or revoke.

What does it cost?

Choose a plan for the size of your team, starting with a free trial, and add the Property pack for properties, developments, listings, syndication, inspections, defects and handovers. Add the Spatial pack for maps. Annual billing is priced at ten months.

One property, its whole life

Whoever runs it next, the record goes with it.

Developers plan it, build it, sell it and hand it over. Years later an agency sells it again and lets it. Route Royal keeps one record through all of it, its history included.
